Whitfield & Brown delivered The Maples & Maple Court development on Cross Street in Sale for Trafford Housing Trust, forming the first phase of a two‑phase residential scheme delivered in collaboration with Laurus Homes and the wider design team. The project involved the design and construction of five modern three bedroom link‑detached homes within a constrained and well‑established residential area.
The new homes were carefully designed to integrate sensitively with the surrounding streetscape. Red brick was selected to reflect neighbouring properties, ensuring the development responded positively to its context while introducing high quality contemporary housing for local residents.
Sustainable and context‑led design
Sustainability played a key role in the delivery of The Maples. Sustainable Urban Drainage Systems were incorporated across the site, including porous paving and strategically placed soakaways to manage surface water and reduce the impact on existing drainage infrastructure.
The design approach balanced modern living standards with the requirements of the surrounding neighbourhood, resulting in homes that are practical, durable and well suited to long‑term occupation.
Managing a constrained site
The site presented logistical challenges due to restricted access along a narrow residential street. Through detailed planning, careful phasing and clear communication with neighbouring residents, Whitfield & Brown successfully managed site access, deliveries and construction activities while minimising disruption to the local community.
A proactive approach to programming and value engineering supported efficient delivery and generated meaningful cost savings for the client, without compromising safety or build quality.
