Whitfield & Brown delivered the Singleton Avenue development in Horwich for Bolton at Home, providing 48 new affordable homes as part of the client’s wider programme to increase the supply of quality housing across the borough. Bolton at Home owns and manages more than 18,000 homes and this scheme directly supported its strategic commitment to delivering new affordable housing for local communities.
The development comprises a mix of two and three bedroom houses alongside bungalows, designed to meet the Decent Homes Standard and Bolton at Home’s high quality specification. The tenure mix was carefully planned, with plots one to thirty four delivered for general needs and affordable rent and plots thirty five to forty two provided for shared ownership, supporting a balanced and inclusive community.
Sustainable and considered design
Sustainability was an integral element of the Singleton Avenue scheme. A range of sustainable features were incorporated across the development, including measures to improve energy performance and reduce long term running costs for residents. A quarter of the homes were designed to support ecology through the installation of Ibstock swift bricks, contributing positively to local biodiversity.
The development was sensitively designed to sit within an existing residential area, with new infrastructure created to provide safe and convenient access to the site.
Collaborative delivery
Singleton Avenue was delivered through close collaboration between Whitfield & Brown, Bolton at Home and the wider project team. Early engagement and clear communication supported efficient delivery under a Design & Build form of contract, ensuring the scheme was completed in line with programme and quality expectations.
The project also received support and approval from Bolton Council, Horwich Town Council and local heritage representatives, reflecting strong stakeholder engagement throughout the development process.
Community impact
The Singleton Avenue development has delivered a significant number of much needed affordable homes in Horwich, supporting local housing need and contributing to wider regeneration objectives. By combining high quality design, sustainable features and a balanced tenure mix, the scheme provides long term benefit for residents and the surrounding community.
Singleton Avenue represents a further example of Whitfield & Brown’s experience in delivering affordable housing schemes that meet client objectives while creating places where communities can thrive.
