Whitfield & Brown delivered the Kingfisher Square development in Warrington for Square One Homes following the award of new homes funding from the Cheshire and Warrington Local Enterprise Partnership’s Growing Places Fund. The scheme provides 12 purpose‑designed homes aimed at supporting first time buyers and key workers within the local area.
The three storey development comprises four one bedroom homes at ground level with eight two bedroom homes arranged across the upper floors. The building was constructed using piling foundations with brick and blockwork, complemented by areas of render and Eternit cladding to create a modern appearance. Several of the homes incorporate Juliet balconies and all units are accessed via a central glazed entrance serving the communal staircase.
Managing a constrained urban site
Kingfisher Square is located within a heavily populated residential area, creating access and logistical challenges throughout construction. Site access was shared with an adjacent retail provider, requiring careful coordination and detailed planning of material deliveries and dispatch to maintain safety and minimise disruption to neighbours and surrounding businesses.
Through proactive planning and close communication with stakeholders, Whitfield & Brown successfully managed these constraints while maintaining programme and quality standards.
Sustainable and considerate delivery
External works included new highway connections, service installations, car parking and landscaped areas, all designed to integrate the development into the existing urban fabric. Biodiversity measures were also incorporated, including the installation of bat and bird boxes to encourage local wildlife.
