Whitfield & Brown delivered the Baker Street development in Timperley for Trafford Housing Trust and Laurus Homes, marking the fifth project successfully delivered for the client and reinforcing a strong long‑term partnership. The Design & Build scheme occupies a prominent high street location and combines new residential accommodation with essential healthcare and community facilities.

The mixed‑use development comprises two principle buildings. The first building fronts onto Stockport Road and provides a GP surgery, pharmacy, library and general office accommodation, together with four apartments located above the community uses. The second building delivers 25 one and two bedroom apartments, later increased to 29 through a value engineering exercise that improved overall scheme viability and removed the requirement for a third building.

Delivering value through design and engineering

Early contractor involvement and collaborative value engineering played a key role in the successful delivery of the Baker Street scheme. By reconfiguring the residential accommodation, Whitfield & Brown was able to increase the number of apartments while simplifying the overall development layout, delivering improved value for the client without compromising quality or functionality.

Despite the challenges presented by programme pressures and working through the COVID‑19 pandemic, the project was delivered successfully, with all apartments sold off plan, demonstrating strong market demand and confidence in the scheme.

A complex town centre delivery

Located within a busy and well‑used high street environment, the project required careful planning and coordination to manage public access, neighbouring residential properties and operational community services. External works included the provision of public parking for the medical centre and library, alongside a dedicated two‑storey residential car park to support long‑term use by residents.

Close coordination with the client, design team and statutory authorities ensured that the scheme was delivered safely and efficiently within a constrained town centre setting.
